BLOCKS SELLING QUICKLY
These beautiful bushland lots have been selling quickly and once purchasers erect houses demand for the remaining lots will increase even more.

NEW HOME ON LOT 25
A new, executive, 3 bedroom ranch-style home will be erected on lot 25 in 2007 and is scheduled for completion in August 2007.
The brick veneer home will be 308.83 square metres including house, a 7 metre by 7 metre attached garage and 2 metre-wide verandahs on three sides.
It will have air conditioning and a solar hot water system. 3 x 5000 gallon tanks will be provided.
Lot 25 already has a dam stocked with fish and yabbies.
The sale price of the land and house will be $440,000 to $450,000 including GST

FREE TELESCOPE

The purchasers of lot 25 house and land package will be supplied with a Meade 8 inch D computer controlled telescope on settlement.
This telescope will automatically locate any nominated star.

FINAL STAGE - LOTS 24 to 30

Surveying of lots 24 to 30 is complete and lot 24 has been sold.
As indicated above, a new house is nearing completion on lot 25.

A new powerline has been built along Pinpandoor Road.
This line criss-crosses the road to reduce the number of trees removed.
Part of the line has been put underground also to reduce the number of trees cleared.
Power pits have been provided for all 7 lots and telephone pits will also be provided.

Lots 24, 25, 26 and 27 have had dams installed and house sites with gravelled access roads built.
Post and rail front fences have been built on lots 24 and 25.

Work is now underway to build a new post and rail fence with gate to lot 26.
A new fish-stocked dam and cleared house site, with gravelled entry road, are also under construction.
A new dam, house site, front fence and entry will soon be constructed on lot 27.
COST OF ALLOTMENTS
The Allotments: 28, 29 and 30, cannot be priced until all costs are to hand.
It is also intended to build dams, clear house sites, provide gravel access roads to house sites and provide front post and rail fences to each lot.
The costs of these works will vary depending: As a guide we expect these development costs will be between $12,000 and $14,000 per lot and these costs will be included in the lot prices.
If prospective purchasers would like to consult with the earth moving contractor about location of dams and house sites they should contact the vendors ASAP.

SPECIAL FINANCING ON ALL LOTS

Some, but not all, lots may be sold with up to 12 months to settle.

GOODS AND SERVICES TAX.
All land is sold GST inclusive.

KIT HOMES.

IMPORTANT NEWS FOR OVERSEAS BUYERS.
Overseas buyers may now purchase land at Pinpandoor subject to Foreign Investment Review Board rules.
The most important rule is that any purchaser must commence the building of a house on the land within 12 months of purchase.
